Rooms Preventative Maintenance (RPM) Launching to SPG Hotels; BSA in Effect Beginning January 2019


The Rooms Preventive Maintenance (RPM) Program is a global brand standard for all Marriott hotels. RPM delivers a proactive maintenance program throughout the guest room designed to improve customer satisfaction, eliminate defects, improve cleanliness, and extend the life of the owner’s asset.

RPM is proven to increase Intent to Recommend (ITRec) and cleanliness scores. Implementing the RPM program as designed should reduce problems, improve Maintenance and Upkeep, Cleanliness and Intent to Recommend scores, and ultimately increase the financial performance of the hotel.


Timeline & Platform Details

  • Managed by Marriott (MxM):
    RPM inspections and scores are tracked in Transcendent, Marriott’s global engineering asset management application, which was implemented at all MxM SPG hotels earlier this year.

    • Currently, all MxM Marriott Rewards hotels conduct RPM in Transcendent.
    • Effective November 1, all MxM SPG hotels must be fully utilizing the RPM process in Transcendent.
  • Franchise:
    All franchised properties must complete RPM and create a General Clean and Preventative Maintenance program. However, they may use the platform or process of their choosing (e.g., Transcendent, EMPOWER: GXP, QUORE, other technology platforms, or a manual process).

For all hotels, regardless of platform, RPM will be added to the brand standard audit in January 2019.


Cost Information & Next Steps (MxM Owners only)

For MxM hotels, in order to successfully implement the Transcendent RPM program, hotels will need to invest in the necessary equipment, including:

  • 1 iPad Mini or equivalent device per RPM Team (approximately $400 per device)
  • 1 Transcendent Mobile license per device ($140/year)

Note: Hotels may already have devices and licenses as SPG hotels implemented the Transcendent program earlier this year. However additional devices and licenses may need to be purchased for the RPM team if they are not considered in that implementation or if RPM staff have been added.

Additionally, it is important to note hotels may need to adjust staffing levels to complete RPMs. Staffing and technology costs related to the RPM program will be included in 2019 budget instructions.
