STR Competitive Set Changes


As you may be aware, Smith Travel Research (STR) recently communicated that they are changing their comp set guidelines to one worldwide policy for all hotels. The majority of hotels receiving comp set information from STR will not need to change, but STR is in the process of contacting specific hotels that are affected by the new guidelines. Looking ahead, there may be additional properties that will be required to change their comp sets following Marriott’s integration with Starwood.

We support STR’s new comp set guidelines and believe this is a positive move for our hotels. No action is required on your part at this time. To ensure a smooth process, the asset management team at Marriott will reach out to you as STR notifies us of any contractual comp sets that might require amendment.


Franchise Management Companies:

If you have received direction from STR to change your comp sets, please use Marriott Global Source (MGS) as your resource:

In addition to subject hotel information, you will also need the STAR # or Phone Number for each hotel being added or dropped from the current comp set.


Please be reminded of two additional points:

  • STR’s comp set changes do not affect other comp sets that a hotel might have with Marriott, such as One Yield’s Retail Pricing Optimizer (RPO) (Revenue Management system).
  • Running one-time runs from STR can inhibit future comp set creation by isolating a hotel. It is recommended to request as few one-time runs as possible.
