Updates to Marriott’s Fire Protection & Life Safety Program for Eligible Franchised Properties


Franchisees (U.S. Only) | Marriott International’s Fire Protection & Life Safety (FLS) standards and processes are designed to provide protection and safety to guests and associates, as well as to help protect the assets of Marriott-branded hotels from the perils of fire, natural disasters and other similar threats.

To meet the evolving needs of our franchisees, Marriott has recently evaluated its processes to provide additional flexibility while maintaining the FLS standards within all Marriott-branded hotels.

For Tier 1* franchised New Build, Expansion, Renovation and PIP projects on existing Marriott-branded properties in the U.S. signed after January 1, 2017, Marriott is implementing a new process for FLS standards review and certification. For former Starwood brands, this will include all Tier 1 projects signed after January 1, 2017. Franchisees of Tier 1 properties now have the ability, through a licensed engineer selected by the franchisee (e.g., engineer of record for the project), to review and certify their own projects.

Any properties that do not meet the criteria for Tier 1 will be considered a Tier 2 property, and will continue with the current process working through Marriott’s FLS department. Additionally, Marriott will continue to offer fire protection & life safety review and certification services, for a fee, to all franchisees.

However, updating the program to allow for self-certification as summarized above will provide improved program efficiency and speed-to-market, as well as offer increased flexibility to franchisees of Tier 1 projects. * Tier 1 Properties: to be classified as Tier 1 in this context, properties must be (i) in the U.S., (ii) a new build, expansion of an existing Marriott-branded property, renovation, or PIP (to include fire alarm upgrades); (iii) a low-rise (less than 75 feet) with fewer than 250 rooms and less than 25,000 square feet of meeting space; and (iv) approved by Marriott’s FLS. The Tier 1 classification in this context does not apply to brand conversions.
